Loanleaf commercial mortgage leads are enquiries from UK limited companies and LLPs that want finance to buy, build or refurbish commercial property, mostly for their own premises. Every business has traded for at least 6 months with revenue of £50,000 or more, each lead is sold to one broker only, and prices run from £15 to £250 in credits based on how fundable the request looks.
What Loanleaf commercial mortgage leads are
A commercial mortgage lead on Loanleaf is a business owner who completed our enquiry form and chose Commercial property (buy, build or refurbish) as the purpose of their loan. They found Loanleaf through search, content or paid online advertising, including Meta, and asked to be introduced to a broker. There is no bought-in data, no scraped list and no cold contact behind any lead.
Because the form only accepts trading businesses, these enquiries lean heavily towards owner-occupier deals: a company buying the unit it already rents, moving into a larger building, building new premises or refurbishing the one it owns. For a broker, that is a different conversation from a property investor building a portfolio, and in many ways a cleaner one.
Loanleaf is an introducer. We are not a lender or a broker, we do not give advice and we are not authorised by the FCA. We sell leads to partners and take no commission from lenders on them.
Who these leads come from, and who they do not
Every enquiry passes a set of filters before the owner can submit it. The form turns away anyone who does not meet the basics, so the lead you see has already cleared them.
- UK limited companies and limited liability partnerships only. Sole traders, ordinary partnerships and businesses not yet trading are turned away.
- At least 6 months trading and annual revenue of £50,000 or more.
- A loan amount chosen from £5,000 to £2m+.
- A valid UK mobile number and an email domain that can receive email.
- No repeat enquiry from the same phone or email within 90 days is sold again.
It is worth being plain about what these leads are not. Loanleaf does not generate property investor or buy-to-let leads. The people behind these enquiries run operating businesses and want property finance connected to that business. If your appetite is limited to investment lending, these leads will not be a good fit, and you should set your criteria accordingly.
Why owner-occupier commercial mortgage leads are worth working
With an owner-occupier deal, the business itself is usually the main story a lender wants to understand. That is where Loanleaf leads start ahead: before you pay, you can see the trading history and revenue band the owner gave us.
- Revenue known up front. Each lead carries an annual revenue band, from £50k to £100k through to £5m+, so you can judge scale before the first call.
- Trading history known up front. Time trading is shown in bands from 6 to 12 months to 5+ years.
- A limited company or LLP every time. The borrower structure is already one that most commercial lenders work with.
- Credit and existing debt declared. The owner tells us about missed payments, defaults or CCJs in the last 6 years, and whether they have existing finance, with bands for the amount left and monthly repayments.
- Timeline. Each lead shows whether they need funds as soon as possible, within 2 weeks, within a month or are just exploring options.
None of this replaces underwriting, but it lets you decide quickly whether a lead belongs on your desk. A five-year-old company with £1m to £5m revenue and a clean declared history asking to buy its premises is a very different prospect from a young business with a large ask, and the platform shows you that difference before you spend anything.
What the form does not ask, and what to cover on the first call
Our form is built to be quick for a business owner to finish. That means some details every commercial mortgage broker needs are not collected. We would rather say so clearly than have you find out after buying.
The form does not ask for:
- Property value, purchase price or loan to value
- Deposit or equity available
- The address of the property, or the property type
- Whether the property is residential or commercial investment
- Planning status for a build or refurbishment
- Sector or industry, director names or bank statements
Plan your first call around these gaps. Confirm whether the business will occupy the property, what it costs, how much the owner can put in, what kind of building it is and where, and whether any works need planning consent. You will also want to understand the sector and how the business plans to service the debt. The revenue and trading bands give you a starting point for that last question, but they are bands, not accounts.
Setting your criteria for commercial mortgage leads
You can buy leads one at a time in manual mode, or switch on auto-buy and let the platform purchase matching leads the moment they arrive. Either way, criteria decide what reaches you. For commercial property work, a sensible starting set looks like this:
- Purpose: Commercial property (buy, build or refurbish). You can add Refinance existing debt if you also handle remortgages of owned premises.
- Loan size range: set a floor that reflects the deals you can place. Many commercial mortgage brokers will not want small tickets, so raise the minimum accordingly.
- Revenue bands: choose the bands that match lender appetite for the loan sizes you target.
- Time trading: exclude the youngest band if your lenders want longer accounts history.
- Clean credit only: switch this on if your panel is mainly prime.
Then set limits: leads per day, credits per day, credits per month and a maximum credits per lead. If several brokers match the same lead, a fair rotation decides who gets it. Leads that cost more than your per-lead maximum are not bought automatically. They stay available for manual purchase and you get an email alert, which is useful when a larger property lead comes in above your usual ceiling.
Manual-mode brokers can also ask for an email whenever a matching lead arrives, so you can review each one before buying.
How pricing works for larger property loans
Loanleaf uses credits, where 1 credit equals £1 of lead value. Each lead costs between £15 and £250 in credits. The price comes from a scoring model that looks at loan size, revenue, time trading, credit history and affordability, meaning whether the amount asked for is realistic for the business's revenue.
Property loans tend to be larger, so the affordability check matters. Two examples from the live model show how it plays out:
- A £250k loan from a business with £1m to £5m revenue and 5+ years trading costs 165 credits.
- A £1m loan from a business with £1m to £5m revenue and 2 to 5 years trading costs 205 credits.
Both are established businesses asking for amounts that make sense against their turnover, so they price towards the upper end. By contrast, a £5m ask from a business trading 6 to 12 months with £100k to £250k revenue costs just 15 credits, because the model sees it as a long shot. You pay more for leads that look fundable and less for those that do not, and you can see the price before you buy.
Credits come from a monthly plan. Starter is £2,000 a month for 2,000 credits, Growth is £3,500 for 3,850 credits, Scale is £5,000 for 5,750 credits, and Custom plans start at £6,000 in £1,000 steps with a 15% bonus. Prices exclude VAT. Unused credits roll over while you stay subscribed, and plans above 20,000 credits a month are arranged with the team. You can see the wider picture on our partners page.
Leads that may need bridging or development finance instead
The purpose option covers buying, building and refurbishing, and not every enquiry will suit a term commercial mortgage. Part of working commercial property finance leads well is spotting the ones that need a different product early.
- Urgent purchases. An owner who needs funds as soon as possible or within 2 weeks, perhaps to secure a property at auction or before a deadline, may need short-term finance first and a term loan afterwards.
- Build projects. Ground-up construction usually calls for development finance rather than a standard mortgage.
- Heavy refurbishment. A building that is not yet fit to occupy may need bridging or refurbishment finance until the works finish.
- Very young businesses. A company with under 12 months trading may struggle with term lenders and need another route.
If you also place short-term lending, our bridging finance leads page explains how those enquiries are handled. Brokers who cover a wider range of business lending may also want commercial finance leads across other purposes.
Exclusivity, delivery and your pipeline
Every lead is sold to one broker only. Once you buy it, it disappears for everyone else and is never resold. Before buying, you see a summary: amount, purpose, timeline, revenue, trading time, credit history, existing finance, quality score from 0 to 100, and masked contact details with checks showing a valid UK mobile and a verified email domain. The business name and full contact details unlock on purchase.
Bought leads are delivered instantly on the platform, by email and to your CRM by webhook in JSON. That works with Zapier, Make, HubSpot, Pipedrive and any CRM that accepts webhooks. Each lead arrives with its source page, timestamp and consent record, including the exact wording the owner agreed to when they ticked the box allowing a matched broker to contact them by phone, email or text.
Speed matters with property enquiries, so call while the request is fresh. The platform includes a simple pipeline (New, Contacted, Application, Funded, Lost) with notes and CSV export, so you can track each lead through to completion.
Getting started as a commercial mortgage broker
Signing up on Loanleaf Platform takes about five minutes. You add company details, set your lead criteria, choose a plan, accept the partner agreement online and pay by card. We check each firm before it can buy leads, usually within one working day.
New partners can take a first month offer of £1,000 + VAT for 1,000 credits, then move to Starter at £2,000 + VAT a month. You can cancel at any time. Upgrades take effect immediately and downgrades at renewal.
If you would like to talk through fit first, for example how many of your lenders suit owner-occupier deals at the loan sizes you target, you can apply to become a partner and speak to the team. You are responsible for your own regulatory position, including FCA authorisation where your activities require it.
Loanleaf is a trading name of Vertical Brands Ltd and an introducer, not a lender or broker. It is not authorised by the FCA. Partners are responsible for their own regulatory position.
